How quickly will you find a tenant?

This varies based on market conditions and your property. On average, we find quality tenants within 2-4 weeks. We prioritize finding the right tenant over filling the unit quickly, reducing turnover and vacancy issues long-term.

What if there's a problem with a tenant?

We handle all tenant-related issues, from arrears to lease violations. We'll attempt resolution first through communication and mediation. If needed, we'll manage the formal eviction process following proper legal procedures.

Are there any hidden fees?

No. Our fees are transparent and clearly outlined in our management agreement. All costs are disclosed upfront, and we bill monthly based on rental income received.

Can I end the management agreement early?

Yes, with written notice as specified in your management agreement (typically 30 days). We'll help transition your property to another manager or to self-management.

How do I apply to rent a property?

Complete our online application form with employment verification, references, and ID. We typically provide a decision within 3-5 business days. Once approved, we'll arrange viewing and sign the tenancy agreement.

What's included in the rent?

Rent typically covers the property only. Council tax, utilities, internet, and other services are the tenant's responsibility unless stated otherwise in the lease.

How do I report maintenance issues?

Use our online portal, email, or call 01509 000 000. For emergencies (no heating, water damage, gas issues), call our 24/7 hotline. We aim to respond within 24-48 hours for urgent issues.

What counts as an emergency repair?

Issues affecting health, safety, or essential services: no heating/hot water, water leaks, electrical hazards, gas leaks, broken locks/doors. These are prioritized and handled within hours if possible.

Can you raise my rent?

During a fixed-term tenancy, rent cannot be raised unless the agreement includes a rent review clause. When the term ends, rent can be increased with proper notice (typically 1-2 months), reflecting market rates.

What happens to my deposit at the end?

Your deposit is protected and held in a scheme. Upon moving out, it's returned within 30 days minus any legitimate deductions for damage beyond normal wear and tear. You'll receive an itemized statement.

Can I make changes to the property?

Decorations and minor adjustments are usually allowed. Structural changes, painting, or installations require written permission. Always check your tenancy agreement and ask before making changes.

How do I end my tenancy?
